Pre-listing and Selling Real Estate in Vancouver Privately

If you happen to live in
the Greater Vancouver/Canada area these days, you know that you also
live in one of the hottest real estate markets in the world. What
this means in practical terms to you - the home seller - is this: if
you plan to list with an agent chances are that, by the time your
listing hits the MLS, your property had already been sold ...
So, if your $450,000 property sells in a week, do you really want
to pay a realtor $1,500+ per hour for something s/he didn't even
get the chance to do? And all this, just because you rushed to sign
a contract before you even tried to do it on your own?
Today, more and more home owners decide to invest a couple of weeks
and a couple of hundred dollars in order to 'FSBO' their house before
handing it to an agent. In case you don't already know it, they
call this, prelisting. In fact, and in order to later obtain
the new listing if the FSBO didn't work, some realtors (who now offer
"parallel services") help home owners to first advertise their
properties as such.
Investing $200* in order to keep $20,000 is not a bad deal anyway
you look at it - that is, if you do have a certain degree of
commitment to both the deal and the contents of your wallet.

have a pretty good idea of what other FSBO sites charge for their
services; locally and Canada-wide. Some listings go for as high
as $999. You can also look at things this way: $200 will buy you,
roughly, a three-to-five day, small classified ad in the paper.
